FHA Termite Inspections CT
Why do you need an FHA Termite Inspection in CT?
The Federal Housing Administration, or FHA, insures mortgages in CT (Connecticut) and across the US. Though the program allows borrowers to obtain a loan with little or no downpayment, the CT mortgage lenders require specific inspections, including an FHA Termite Inspection, to confirm that the property is well-built and to protect its investment. In Connecticut CT, termites are a threat to properties. An FHA Pest Inspection is required to aid in determining property condition.
FHA Termite Inspection for Termites, Carpenter Ants, Carpenter Bees and Wood Destroying Beetles
Not all properties are subject to a termite inspection under FHA. In Connecticut, termite and pest companies as well as the individual inspectors performing the FHA termite inspections have to be licensed by the state of CT. Properties that have been in existence for more than 1 year are checked for active termites.
The termite inspector notes any signs of wood boring pest infestation or conditions that are favorable for infestation. FHA will accept the FHA termite inspection for 90 days from the date of the inspection after that they usually require an updated termite inspection be performed. FHA requires that the property be clear of any active termites and if any are found, then treatment is required and any damage must be fixed.
New homes have to be treated with methods approved by the International Residential Code (IRC) and the International Code Council (ICC) to fulfill the FHA requirement.
FHA Termite Treatment after Inspection
For active wood boring termite infestations, CT properties must be treated by a licensed termite control company and verified prior to being insured. In addition, any damage caused by the wood-destroying insects must be fixed. Conditions favorable to termites that have been documented are either waived by the FHA underwriter or repaired.
